VERONA REAL ESTATE MARKET: STABLE IN 2024
The real estate market in Verona shows an average growth of 0.3% in the first part of 2024, with Borgo Roma and Golosine among the most dynamic areas.
In the central areas, prices remain stable (+0.1%), with a slight decline in the historic center. The demand is concentrated on new buildings, while the solutions to be renovated, especially over 140 square meters, suffer from high redevelopment costs. The value segment remains solid, with values up to 7,000 euro/ sqm for exclusive properties. Construction work continues, including new buildings in the former Banca d'Italia building. In Veronetta, the values increase slightly because of the low supply compared to demand. Large-sized companies find it difficult to find buyers, while the market for smaller solutions remains vibrant thanks to investors. Prices vary between 2,500 and 4,300 euro/ sqm depending on the type and state. There is a high demand for rentals, with rents of between 700 and 900 euros for a three-room apartment. Work is proceeding in the area of the former barracks, with new constructions under contract and free construction.
Borgo Roma-Golosine shows an increase of 1.5%. In Santa Lucia, the confidence of buyers is recovering, favoring the purchase of the first home. Investors focus on two-room apartments for residential rentals and three-room apartments for tourist rentals. The real estate is dated and often under renovation. In the Brigate area prices vary between 1,400 and 1,900 euro/ sqm, while near Piazza dei Caduti the original properties are worth 1,250 euro/ sqm and those renovated 1,600 euro/ sqm. Demand for rentals exceeds supply, with rent for a two-room apartment around 600 euros per month.
In Borgo Trento prices grow by 0.7%, with a more marked increase in Cesiolo, where demand exceeds supply for renovated solutions. The area attracts investors because of its proximity to the hospital, although rising costs have slowed down some operations. The rents are high, with two-room apartments at 800 euro/month. The average prices are 1,900 euro/ sqm in Cesiolo and 2,200 euro/ sqm in Valdonega, characterized by stately buildings surrounded by greenery. Borgo Milano-Stadio-Navigatori shows an increase of 0.4%, with Borgo Milano-Borgo Nuovo growing. The new buildings are around 3,000 euro/ sqm, also driving up the used solutions. The prices for properties in good condition are 2,000 euro/ sqm. The demand for rent is high, while the limited supply favours investors who buy two-bedroom apartments from 150,000 euros to rent them at 600 euros per month. Borgo Venezia shows a slight decline of 0.3%, maintaining a relative stability compared to other areas of the city. Overall, the real estate market in Verona continues to grow, driven by interest in strategic areas and modern and efficient solutions.
